How do I get a Form 15 encumbrance certificate?

Get “Form 15” encumbrance certificate (EC) from Sub-registar office. Form 15 encumbrance certificate is not available online. It's a completely offline process.
Form 15 Encumbrance certificate is available in few sub-registrar offices and not in all sub-registrar offices, as most of the sub-registrar offices don’t have dedicated resources to issue Form 15 encumbrance certificate
For example: In Bangalore, Jayanagar, Rajaji Nagar, and Bommanahalli sub-registrar offices have dedicated department to issue Form 15 encumbrance certificates. Most of the brokers from other sub-registrar offices outsource the Form 15 encumbrance certificates from the above-mentioned sub-registrar office.
Below is the real example that how I obtain FORM 15 encumbrance certificate
Step 1: Walk into the sub-registrar office. In my case Jayanagar sub-registrar office
Step 2: Get the application form, which would cost Rs. 10. Below application image for your reference
Step 3: Fill in the relevant details in the application form. All the required details to fill in the application are available in your sale deed.
Below are the information's required to fill the application

Buyer or seller name
-
Name of the place where the property is located
-
Sub-registrar office where the property was registered
Step 4: The fee is Rs. 30 for the 1st year. Rs. 10 additional for consecutive years
Fee can be paid through K2 challan or resources available in sub-registrar office to generate K2 challan for you. Additional Rs. 100 payable to generate K2 challan in sub-registrar office.
Step 5: Handover the Application and K2 challan to counter office
Step 6: The FORM 15 encumbrance certificate should be ready within same day of the evening or next day morning
Step 7: Collect your encumbrance certificate by showing the K2 Challan number
Make sure that your encumbrance certificate is signed and sealed by sub-registrar
This completes the procedure.
FORM 15 encumbrance certificate is considered as most authentic document for property verification and bank reference.
