How do I value a property in Bangalore?

Generally a property valuation consist of cost + interest + appreciation + margin + tax

A property in Bangalore is valued on the following parameters,

• Government guidance value

• Location

• Water source, STP, electricity supply, water harvest, and road

• Size of the property

• Brand of an apartment (in case property is in a gated community)

• Number of bedrooms, washrooms, balcony, and car parking

• Additional interior and exterior fitting

• Main door facing and vasthu

• Property age and material of consultation

• Direct sunlight and ventilation into the property

• Connectivity (to school, college, market, metro, railway, bus stand, and airport)

• Municipality limit (Ex: Property under BBMP limit are valued more)

• Khata type (Ex: A Khata property valued more)

First and foremost, it's important to understand the government guidance value for your property. The government guidance value is available at the information center of the respective sub-registrar office or Kaveri Online service.

Below is the step-by-step procedure to find the government guidance value through Kaveri Online Services (Kaveri Online services is the initiative of stamping and registration by Government of Karnataka)

Step 1: Open the website Kaveri Online Services. You can refer web address in the address bar of the below image or type Kaveri Online Services on google search.

Step 2: On the home page, scroll down a bit and click on “Know your property valuation”. Refer to the below image in the circle

Step 3: In the Districts, select the name of the district where your property located.

For Bangalore, we have to select Bangalore Urban or Bangalore Rural. In the below image, we selected Bangalore Urban,

Step 4: In the Area Name, enter the name of an apartment. If an independent building, enter name of the layout or village where the property located.

For example: We have a flat in Sobha Ruby apartment in Bangalore Urban, hence we entered “Sobha Rudy” in Area name, where my apartment name automatically popup for selection.

Step 5: In the “Property Usage Type”, select as follows

• Select Agricultural or non-agricultural.

• Property type as Flat/Apartment/ Building / Land

• The total area of my flat is 1500 Sq.ft hence we entered as 1500

• We selected measurement unit as sq. feet from a drop-down list (multiple measurement unit options are available from a dropdown list)

Click on “Display valuation”. As per the below image, the guidance value of my property is Rs. 42,300 per square meter. Refer to circle in below image,

We converted the square meter to square feet, My property size is 1500 sq. ft, hence the total guidance value of my property is Rs. 58,94,700/- for a 1500 Sq.ft property in Sobha Ruby Apartment in Bangalore Urban.

A guidance value gives you an idea of minimum estimated value for your property. (The minimum estimated value should be government guidance value or your purchase value, whichever is higher)

Add cost spent on interior and exterior fitting

For example: modular kitchen, wardrobes, false ceiling, lights, borewell, STP, etc…

Calculate the interest at the rate of around 6.5% since the year of property purchase

+

Add Taxation.

For example: TDS 1% of selling price is applicable.

Add your required margin.
