The co-owner can sell the property with the consent of another owner (who is an NRI)
All the joint owners should present at the time of deed registration or another owner can give “Power of Attorney” to the co-owner. So the co-owner can register the deed on behalf of another owner.
Below is a real example. Husband and wife own joint property in Bangalore, India. Husband lives in Toronto, Canada. His wife lives in India.
Husband issued the General Power of Attorney to the wife in India, using the below GPA, wife sold the property in India.
