I am a citizen in Canada and want to sell our property in India. My brother, myself and my father (deceased) are co-owners of the property. Could you please suggest the process/steps and documents required to sell the property? I do not have Aadhar card. I only have a PAN card?

One of the co-owner is deceased so you need to obtain following documents to claim the share of deceased owner.
- Family Tree Certificate from Revenue Department
- Tranfer the Khata to you & brother's name (Joint Khata tranfer)
To sell the property, we need following documents
- Registered Deed
- Current financial year tax paid receipt
- Khata
- Brother Aadhaar & PAN
- Your PAN
You and brother should present at sub-registrar office for sale of property. If you are not able to present physically, you may give Power of Attorney to brother so brother can register the property on your behalf.
