I am currently in the USA and want to sell my property in India using POA. Can I give POA to my friend or does it need to be a blood relative?

Doesn’t need to be blood relative
POA can be given to friend or blood relative but the difference is stamp duty.
- The stamp duty to blood relatives is just Rs. 200
- The stamp duty to non-blood relatives is 5% of property value
The difference in stamp duty is huge for blood and non-blood relatives, also blood relatives are considered as trustworthy.

The stamp duty for above people is just Rs. 200
In-laws, cousins, friends, colleagues, advocates, and brokers come under non-blood category.
The stamp duty for non-blood relatives is 5% of property value. For example, your property value is Rs. 50 lakh. The stamp duty is Rs. 50 lakh X 5% = 2,50,000/- which could be huge value compare to blood relative.
