How to get Golden Visa in UAE through real estate property investment ?

The UAE’s ‘Golden visa’ is a long-term residence visa which enables foreign talents to live, work or study in the UAE while enjoying exclusive benefits which include:

• an entry visa for six months with multiple entries to proceed with residence issuance

• a long-term, renewable residence visa valid for 5 or 10 years

• the privilege of not needing a sponsor

• the ability to stay outside the UAE for more than the usual period of six months in order to keep their residence visa valid

• the ability to sponsor their family members, including spouses and children regardless of their ages

• the ability to sponsor unlimited number of domestic helpers

• the permit for family members to stay in the UAE until the end of their permit duration, if the primary holder of the Golden visa passes away.

Eligibility Criteria to get UAE Golden Visa through real estate property investment

You may purchase real estate in the UAE for AED 2 million to get a 10-year Golden Visa. 

If you own a property or a group of properties, you may be granted a Golden visa for a period of 5 years, renewable on the same conditions and without a sponsor subject to the:

• provision of a letter from the land department of the respective emirate stating that he owns one or more properties whose value is not less than 2 million dirhams

• purchase of a property with a loan from specific local banks approved by the competent local entity.

In order to be able to obtain a work/residence permit, foreign nationals need to be free of all forms of communicable diseases such as HIV and TB.

Documents Required to apply for a UAE Golden Visa through a property investment of AED 2 million

Make sure the following documents are ready

• Passport

• Availability of an electronic copy of the title deed certificate

• Personal photo

• Valid health insurance

• Original Emirates ID (if any)

• Copy of latest visa in the UAE (if any)

Investor Visa

• Minimum 2 million value property or owned share ( one property or more ) under the applicant name

• In case the property is mortgage, an Noc letter from the bank to issue a visa on the property and shows the paid and remaining amounts

Family Visa

• Noc letter from the father, attested by the notary public (in case the mother is the sponsor).

• Pledge that daughter or son over the age of 18 is not married

• Original passport and Emirates ID for the sponsor

• Recent personal photo matching the requirements of the Emirates Identity Authority

• Health Insurance

• Marriage certificate attested

• Birth certificate attested for children (males - females)

• BAN bank account

• Must Bring National ID for ( IRAN – PAKISTAN – IRAQ – LIBYA – AFGHANISTAN )

Parents Visa

• National ID for ( IRAN – PAKISTAN – IRAQ – LIBYA – AFGHANISTAN )

• Original passport and Emirates ID for the sponsor

• Attestation certificate from the consulate certified

• Recent personal photo matching the requirements of the Emirates Identity Authority

• Health Insurance

• Birth certificate attested

• IBAN bank account

How to apply for a UAE Golden Visa through a property investment of AED 2 million?

Once you have the documents ready follow the below steps to apply for the Golden Visa for Investors. 

Step 1: The customer visits one of the Dubai Land Department (DLD) Service Centres

Step 2: The customer submits the requirements and pays the fees

Step 3: The medical examination is conducted in the Centre

Step 4: Visa stamping on the passport
